While aesthetics are important, it's crucial to look beyond the window-dressings and staged furniture, look for yourself before you hire a qualified home inspector. While 


Here are some common problem areas to look for while touring an open house:


General Up-keep 

Ceiling at open house

Is it clean or cleaned up? With many years of experience under our real estate belts, the difference between someone who keeps a clean house regularly and someone who has cleaned it up only to sell it is that the latter has likely not maintained the home and doesn't take as much pride in the home as the former.


Also look for cracks, especially above door frames. This may indicate that the foundation is shifting, which is a much larger issue than a quick patch-up.


Water Leaks 
Check the ceilings for brown stains and paint bubbling. This may indicate water infiltration that can be a costly fix. This will often be seen on the main floor ceiling, below an upstairs bathroom. 


Does Everything Work? 
The buyer may be including appliances but check if they are in good working order. This goes for the air conditioner and heating system as well.


Floors 
Observe if the floors are straight or if they are dipping in the corners. Be sure that laminate floors are not lifting. Depending on the floor type, it could be an easy or expensive fix.

Doors & Windows 
In winter, check for drafts and frosted window panes. This might indicate that the windows are not installed or insulated properly and will impact heating expenses. Look for water damage around windows from lingering condensation. 


Poor Drainage 
Make sure to ask about the age of rain gutters and check to see that they empty far away from the house to prevent water leaking into basements.


Grout & Caulking 
Check for deterioration and discoloration that may indicate mold.


Does it Meet Your Size Needs? 
The home may be beautiful and in good condition, but remember to be aware of cupboard and storage space.

Don’t wait to price it right. Many sellers like to believe that they can test a higher price and reduce the price later if there isn’t sufficient interest or if they don’t receive an offer in a predetermined time frame. After 30 or 60 days of your home being overpriced you have lost valuable time and the attention of potential buyers. The longer your home is on the market at an incorrect price the longer it will take to sell.

Step 1: Mortgage pre-approval


It’s easy to get excited about finding your first place! Before you get wrapped up in the shopping stage, don’t forget that the most important part of the process is securing your financing. The first thing to do is to get in touch with a mortgage broker. If you don’t already have one you want to work with, ask our professional real estate team for a referral to one of our most trusted mortgage brokers. Pre-approval is a short process that will let you know how much a bank or financial institution will lend you. This step is incredibly beneficial before you begin your shopping, so you won’t waste time looking at homes above or below your price range.

 

Step 2: Be prepared for other related costs


When you buy a home, there will be other costs related to the purchase that can catch you off-guard. The most important cost is your down payment. For most residential transactions, you will require at least 5% of the purchase price for your down payment. In some circumstances the down payment may be higher, but this depends on the property you purchase. 


Other associated costs include legal fees, moving costs, home inspection fees, home insurance, mortgage insurance, deposits for utility accounts, and you may need some additional furniture or appliances for your new home as well. Take some time to look at these costs and set out a budget for yourself to ensure that when they arise, you are prepared for them.

 

Step 3: Separating wants from needs


Before you get out looking at homes, the best way to start your search is to identify what you need in a home, and what you would ideally want to have. Check out our blog post on WANTS vs. NEEDS for more insight. Try making a checklist, starting with things that are a must. As an example: the house must be in town, have 3 bedrooms, at least 2 bathrooms, a finished family room, and a fenced backyard. Once you know what you must have, have some fun and make your “wish list!” It might include things like hardwood floors, a back patio, a rain shower, or a master ensuite.

 

Step 4: Make sure you are represented!
