There is no "bad part" of Okotoks. Each community or neighbourhood has its own attributes that make it unique. Many have similarities but usually the distinguishing factors relate to the age, price and location you desire. You may choose the mature trees of Woodhaven over the newer homes with less natural foliage, or the privacy provided by alleys over the common fence with a neighbor. Cimarron


Cimarron Estates Okotoks Real EstateThis subdivision is owned by Tristar Developments. It has a variety of lots prices and sizes up to 1/4 acre to choose from. Strong architectural controls are in place to insure the continuity from phase to phase and the Sheep River Pathway meanders through the community and is great for strolling, biking or running. The location of St. Mary’s Elementary and John Paul II in this area is certainly an advantage. Prices from $350,000 to well over one million.



Cimarron Meadows


This area offers more affordable homes on slightly smaller lots with less building restrictions, yet remains close to both the Catholic schools. Construction started in 1997 and is totally built out now. Prices from $300,000 to $400,000. Many feature alley access for future garages.


Crystalridge / Crystal Shores



The man-made lake is a wonderful addition to the area with lake privileges limited to Crystalridge, Crystal Shores & Crystal Green residents only. There is a limited supply of lots left and several showhome builders to choose from. The large lots of phase one, Crystalaire, have been downsized to soften pricing and allow for more price-point building but now many of the lots border the golf course and offer great views. The youngest public Elementary, Dr. Morris Gibson is situated within the district and is a great selling feature. Prices range from $300,000 to $1,000,000+ if you prefer to be on the "Lake".

Downey Ridge


Excellent access to schools and the recreation center have always kept re-sales strong. Many homes have mountain views with some backing to walking paths or parkland. Drake Landing


Drake Landing Okotoks Neighbourhood Okotoks fastest growing community at this time. Hunters Glen


Hunters offers the close proximity of the Sheep River with a wide variety of sizes and prices. The cul-de-sac's and crescents offer a quiet neighborhood with its own school, Big Rock Elementary. The age of the homes vary from 20 to 30, with sizes from 1000 sq. ft. to 2200. Prices from $300,000 to $450,000.

Mountainview



Okotoks' newest subdivision is well underway! The showhomes are built and the buyers will come. This area features homes starting at $400,000. Great access to Calgary for the commuters and the opportunity to own a new home at an affordable price will be the big draw. An ample amount of view lots, quiet cul-de-sac's and low volume traffic will make it very popular with young families. There are presently two showhome builders with five display models in place to open Spring 2012.



Rosemont / Crescent Heights


One of our more mature areas, with lots of trees. Some homes enjoy town and mountain views and all homes are within walking distance to Old Town Okotoks with cafe's and shops abound. They have large lots, detached garages, alleys and the schools are close at hand. Many of these home have had extensive renovations while others are still waiting. Prices from $300,000 to $450,000.


Sandstone Ridge


Sandstone Ridge Okotoks Homes CondosThis is one of our most exclusive of neighborhoods. Many feature mountain views, most have extensive upgrades such as stucco siding, architecturally controlled shingles with many featuring walkout basements. The area also features villa style housing for those looking for a carefree lifestyle. Prices range from $320,000 to $750,000.



Sheep River Ridge


This is a very diverse area with many high-end properties backing to the environmental reserve along the river and some smaller single family homes without garages as you approach the Big Rock Trail. The walking path along the river is a very popular attraction. Don't miss the more exclusive areas like Sheep River Cove or the exclusive Sheep River Heights where there are still lots to build your "Dream Home". Prices from $320,000 to $750,000.


Suntree Heights


Phase two of the village, all the cul-de-sacs and crescents are connected with a series of walking paths and parks. The large lots still exist, but most of the larger homes will fill them up. A limited number of walkout basements, some great mountain views, and great continuity of construction without repetition are some of the attributes. Prices from $350,000 to $550,000.


Suntree Village


Suntree OkotoksThis was our finest subdivision throughout the late 70’s and 80’s. Tower Hill


Excellent starter home neighborhood with the Good Shepherd Elementary, Percy Peglar Elementary, Okotoks Junior High and the Okotoks Recreation Center in the area. Most homes are built on the property line, creating a zero lot line subdivision. This allows for access to the rear yard for the homes to have a rear detached garage. Westmount


Westmount Community OkotoksLocated on the south-west fringe of Okotoks, and is almost built-out now. The builders add to Okotoks already diversified communities. There are also townhouse and villa style condominium available here. With a brand new school and ease of access to shopping, restaurants and more, this area is popular for many reasons. Prices range from $300,000 to $600,000 plus.


Westridge


Here we have a mix of new and old, with the charm of "Old Alberta" exhibited in both areas. Each offers a wide array of sizes, prices and builders. The original homes in the area were built in 1990 with construction completed in 2002. You can find distinctly different homes by checking out Westridge Close and the new "Hill at Westridge". Prices from $350,000 to $650,000


Woodhaven


Woodhaven nighbourhood Okotoks realtyA mature area with lots of trees and parkland along the Sheep River Valley. The homes were constructed between 1979 and 1990. Many still feature the cedar exterior that was popular at the time, with earth-tone accents of the brick or rock fascia. Garages were not mandatory so there is a wide variety of pricing. Many homes have been improved upon in a variety of ways. Prices from $300,000 to $550,000.
