Media release from the Calgary Real Estate Board (CREB) October 1, 2018 


With no change in the economic climate, Calgary's sales activity totaled 1,272 units in September, a 13 per cent decline over the previous year and well below long-term averages. There was a pullback in sales across all product types, most notably the detached market.


"Calgary's economy continues to struggle with unemployment, which rose again last month to over eight per cent. Concerns in the employment market, higher lending rates and shaken confidence are weighing on housing demand," said CREB® chief economist Ann-Marie Lurie. 


"At the same time, supply levels continue to remain high, resulting in persistent oversupply and price declines." 

Inventories totaled 7,941 units, pushing the months of supply to 6.25. This continuation in oversupply is placing downward pressure on prices. The unadjusted citywide benchmark price totaled $428,700 in September. This is nearly one per cent below last month and three per cent below last year's levels.


"This is the new normal of Calgary's real estate," said CREB® president Tom Westcott.


"Some potential buyers may want to take advantage of the market conditions, but they face difficulties selling their existing home based on their expectations. This prevents them from purchasing something else." 


September sales have dipped, but third quarter figures generally point towards a slower decline in sales and some easing in new listings growth. This was not enough to impact inventory levels this quarter. 


The Calgary economy continues to struggle, but there are some signs of improvement in the rental market, which could contribute to a slow reduction in overall housing supply, 


HOUSING MARKET FACTS


Detached

  • Year-to-date sales eased to 7,945 units, over 20 per cent below the 10-year average. Sales eased across all price ranges, except properties under $300,000, which posted a modest gain.  
  • Easing sales were met with some adjustments in new listings in September. However, inventories remain elevated and are higher than long-term averages in most districts. 
  • Months of supply rose to 5.5 months in September and continue to weigh on housing prices across all districts.
  • Detached benchmark prices totaled $493,100 in September. This is a 0.8 per cent decline over last month and three per cent below the previous year. 
  • Prices have trended down in most districts in September. However, on a year-to-date basis, benchmark prices remain above last year in both the City Centre and West districts. 

Apartment

  • The apartment sector has seen the slowest decline in sales at six per cent so far this year. Like the detached sector, activity remains over 20 per cent below long-term averages, totaling 2,103 sales. 
  • For the fourth month in a row, new listings have generally trended lower than levels recorded last year. This has helped reduce some of the inventory in the market compared to the previous year. 
  • However, even with some reductions in inventory levels, the market continues to remain firmly in buyer's territory when compared to the reduction in sales.
  • With more supply than demand, benchmark prices for apartment condominium continued to ease in September, declining by 0.4 per cent over last month and 2.7 per cent compared to last year.

Attached

  • The attached sector has recorded year-to-date sales of 2,814. This is 15 per cent below last year and 14 per cent below long-term averages. 
  • With no significant reduction in new listings, inventory levels remained elevated, pushing up months of supply to over seven months. 
  • Elevated levels of supply compared to demand persisted for both row and semi-detached product types. Like all other sectors, the oversupply has weighed on prices across all districts, except the City Centre, North East and East.
  • While September semi-detached benchmark prices eased, year-to-date prices remained just above last year's levels.  The recent oversupply has eroded some of the steps made toward price recovery last year.
  • Row benchmark prices have averaged $298,667 this year, nearly two per cent below last year and nine per cent below previous highs. Despite the citywide pullback, row prices have remained relatively stable in the City Centre, North West and South East districts.  

REGIONAL MARKET FACTS


Okotoks

  • Okotoks is facing supply pressures in the market due to slowing sales and increases in new listings. 
  • Despite the presence of oversupply, benchmark prices have managed to remain relatively stable in the third quarter compared to the previous quarter. At $436,422, year-to-date detached benchmark prices have averaged nearly one per cent higher than the previous year, but remain three per cent below previous highs.

Airdrie

  • Airdrie's housing market has exhibited buyer's market conditions so far this year. This is largely due to weak economic conditions that have hindered growth in demand. This does not help alleviate excess supply and has led to a downward pressure on benchmark prices for detached homes.
  • Year-to-date total residential sales in Airdrie have declined compared to last year and sit at levels comparable to activity recorded in 2012. Meanwhile, new listings have remained elevated, causing inventories to reach new highs for September.
  • Elevated months of supply have continued to place downward pressure on prices. The year-to-date detached benchmark price averaged $371,244. This is a 1.7 per cent decline from 2017 levels and five per cent below previous highs. 

Cochrane

  • Affected by similarly weak economic conditions, the housing market in Cochrane has also experienced slight supply-side imbalances. 
  • Year-to-date sales in the town were recorded at 477 units, 59 units lower than 2017. Sales growth has been trending downward for most of the year. However, levels in 2018 are still higher than those recorded in 2015 and 2016.  
  • New listings in Cochrane have been persistently growing for most of the year and year-to-date levels are 269 units higher than long-term averages. Inventories have now reached a new September peak at 360 units, leading to elevated months of supply.
  • The oversupply in the market has started to cause prices to trend down in the third quarter.  However, it has not been enough to erase earlier gains, leaving year-to-date benchmark prices just above last year's levels. So far this year, detached prices remain four per cent below recent highs.

I love making lists! They keep me organized and prioritized. I keep lists in my iPhone of favorite TV shows, movies I want to see, work to-do's, checklists for packing, grocery lists and oh yes - my Summer Bucket List!

 

As a mom of 3 busy boys I've 'accidentaly on purpose' currated a list of kid-friendly activities - thing we have done and want to do again, or new things to try - during the summer months. There are 2 very important changes coming soon to the mortgage and real estate industry.

 

These changes are going to cost consumers more so it's in your best interest to know what the changes are and how the timing works. 

 

1 - The first change is an increase to CMHC mortgage default insurance premiums on anyone that puts down less than 10%. When you purchase a home for less than 20% down it is required that you have your house insured with CMHC or one of the private insurers. Right now if your downpayment is less than 10% you would be charged 3.15% for the insurance. On June 1st this is moving to 3.60%. In dollar amounts you are looking at an increase of $450 for every $100,000 of mortgage.


2 - The second change is directly associated with your closing costs and fees. The Alberta government has increased the cost of closing and registering your mortgage in Alberta. For a $400,000 purchase with 5% downpayment, the fees to register your mortgage go from $258.74 to $1102.42. This is a 426% increase in cost. This change is set to take place on July 1st.

 

One more important thing to know about these 2 changes is how the implementation date affects you. With the insurance premium increase, as long as you have your mortgage in and approved by an insurer by June 1st you get the old rates. Even if your mortgage closes in the Fall, as long as it is approved before June 1st you are okay.

 

The registration fees are different. You are charged the fee based on when your mortgage is actually registered. So if land titles is 2 weeks behind, highly likely, then anything that closes mid to late June will probably end up with the higher fees. Timing will be important either way to avoid the higher costs.

This special report release by the National Bank of Canada summarizes: The oil price slide has made a serious dent in sales of existing homes in Alberta and Saskatchewan. The Canadian Real Estate Association reports that the seasonally adjusted number of homes sold in these two provinces in January was down 33% from November. Elsewhere in Canada the decline was 3%.

 

''The oil price slide has crimped the Alberta home-resale market.''

 

In Alberta, January sales were the lowest since November 2010; in Saskatchewan, they were the lowest since August 2010. In just two months, Alberta’s ratio of new listings to sales has soared from a tight-market reading to a buyer’s-market reading. January sales were down 28% from a year earlier in Alberta and down 22% from a year earlier in Saskatchewan. In the rest of Canada sales were up 3.8% from a year earlier.

So you've decided to sell your home... 

 

Unfortunately, potential buyers don’t care about how long you obsessed over choosing the perfect bathroom tiles, or the number of contractors you interviewed to make the perfect built-in shelves. To the buyer, those items may not matter to the value of the home, even if you think they should. Your taste may differ from the buyer. 

 

Price, Location, Condition - in that order. 

 

When it’s time to sell, you have to price your home RIGHT from the start, using tangible factors and real market stats, as opposed to your sentiments about the home. 

Here are 5 rules to remember:

1. Price is paramount 

 

Ultimately, above all else, the listing price of your home will determine how long the home will stay on the market. Pricing the home too high may reduce the number of interested buyers coming through the door, which can cause your home to sit longer on the market, which can create the perception that there’s something wrong with it. You want to avoid these outcomes and not overvalue your home. 

 

On the flip side, pricing the home too low may create some skepticism and raise unwanted questions about the home’s true value or defects. This will hit you in the bank account if multiple offers don’t drive the price up to its true market value.


2. Use comparable sales 

 

The easiest and best way to figure out the right price for your home is to compare similar homes that have sold in your neighborhood within a reasonable amount of time, this is often 30-60 days dating back. Our team of agents can provide you with a detailed CMA (Comparative Market Analysis) which will outline the above. We will compare your house to those with the same number of bedrooms, bathrooms, similar square footage, garage, etc. If you find comparable homes with similar floor plans and outdoor space, all the better. We will analyze how many homes in your area have sold recently and what they went for; while also considering similar homes that are actively for sale - as these are your competition. 


3. Compare fairly

 

When looking at comparable sales, compare apples to apples. Consider the desirability of your neighbourhood, location, and think about what buyers want these days. Trends do play a role in the appeal of your home. If a similarly sized, similar location, new-construction home sold for top dollar in your community, you will likely not get the same amount for your 1980's bungalow.

 

4. Consider rennovations and improvements

 

It is known that the area of the home to sink your rennovation dollars are the kitchen and bathrooms. Consider whether major improvements you’ve made warrant a higher asking price. If you've invested considerable money in a rennovation or improvement project make sure the price reflects this... But be reasonable; don’t be surprised if you don’t get as much money as you expected—improvements don’t always mean a higher selling price. 


5. Supply & demand

 

A buyer’s market means there are many homes for sale and sellers competing for the attention of buyers. In this case it might be a good strategy to price your home more competatively to make it more attractive to potential buyers. A seller's market means there is little home supply and much buyer demand, you may have leeway to price slightly more to maximize your profit.

Housing activity is on the rise in Calgary’s surrounding areas with double-digit sales growth in Airdrie, Okotoks and Cochrane by the end of the third quarter. Year-to-date, 4,449 units were sold in all surrounding areas, which represents a 26 per cent increase over the previous year.

 

“After the first three quarters of the year, sales activity continues to climb at a good pace in surrounding communities," says CREB® president Bill Kirk. “Many of these areas offer a lifestyle choice that appeals to consumers, with home prices that are generally more affordable.”

 

Overall benchmark prices and year-over-year growth has been higher in Calgary compared to the overall surrounding areas. In the third quarter, typical single-family home prices in Airdrie, Cochrane and Okotoks were 32, 15 and 18 per cent lower, respectively than in Calgary.

 

“Low interest rates, rising wages, positive net migration and tight market conditions in Calgary continue to support the demand growth in the regional resale housing market this year," says CREB® chief economist Ann-Marie Lurie. “As supply levels for homes priced under $400,000 in the single-family market have declined in the City of Calgary, many consumers are considering their options in surrounding areas.”

 

Sales growth in Airdrie is on pace for a record year after the city posted its best third quarter ever. Sale activity totaled 455 units between July and September, a 16 per cent jump relative to last year. Year-to-date sales have increased by 28 per cent to 1,354 units.

 

While sales in Okotoks declined by six per cent in the third quarter to 198 units, year-to-date activity remains 15 per cent above the first three quarters of last year. This quarter's decline can largely be attributed to record levels reported during the same period last year.

 

New listings increased in Okotoks by 12 per cent to 246 units during the quarter. This helped to ease market tightness and price growth compared to the second quarter of this year. The single-family benchmark price in the third quarter averaged $417,967, a 0.3 per cent increase from the previous quarter and a 7.46 per cent year-over-year increase.

 

Cochrane sales continue to outpace gains in new listings, pushing inventory levels and months of supply down. Reduced inventory has supported price gains in Cochrane. Single-family average benchmark prices totaled $433,933 in the third quarter, a 2.87 per cent increase over the previous quarter and 6.9 per cent increase relative to the same period last year.
